Layout Analysis: The project is being constructed on a contiguous 1.7 Acre land parcel in Varthur. The residential development has been divided into 3 blocks which are connected via an internal corridor. Block A will consist of 11 units per floor, Block B with 13 units per floor and Block C will consist of 11 units per floor. Although the towers are said to be separate, they are made very close to each other, and as such, there is no separation between the three. All blocks will have a combination of 2 and 3 BHKs in them. All units are exclusive and private as they have share no common walls with other units, however, the distance between towers and individual units is very less. There is 10 to 20 mtrs of space between the two towers and there is hardly any central open area in the project, leading to a claustrophobic feeling overall. The developer has provided ample parking space which is available in the basement as well as the stilt area. The 4,139 Sft club house has also been constructed in the basement, under block C located the East end of the project. The swimming pool is located between blocks A and B while the badminton court is located between blocks B and C. There are certain units in all 3 blocks that are located right at the center, and are obstructed from all 4 sides which might lead to problems with air ventilation as well as availability of sunlight. The jogging track is located at the South end, behind towers A and B, while other amenities such as the cricket nets, kid's play area, garden and skating rink are located at the East end of the project, behind block C. Overall, given the size of the project, the the size of amenities will be less than moderate and buyer needs to be appraised before making a decision. There is a single gate for entry and exit for the project, located at the North West end of the project, ahead of Block A. This might lead to congestion at the gate given the number of residents expected to stay in the colony.
