About Brigade Orchards
Brigade Orchards is located in Devanahalli, Bangalore North, and is a 130-acre, an integrated and inclusive township. It will comprise of luxury villas, townhouses, value homes and premium apartments. Phase II of the project includes Cedar and Deodar which are two different luxury apartment types.
Cedar - Cedar Block consists of 480 apartments which offers 1 BHK, 2 BHK and 3 BHK varying from 720 sq ft - 1,290 sq ft.
Deodar - Deodar Block consists of 432 apartments which offers 2 BHK and 3 BHK varying from 1,340 sq ft - 1,700 sq ft.
Brigade Orchards - Brief Project Analysis
- Approvals status: BIAAPA (Bangalore International Airport Area Planning Authority) Approved.
- Demand analysis: The project is located in Bychapura, an emerging locality in North Bangalore where the demand is currently low. However, the area has good future potential due to the upcoming SEZ and IT parks nearby. The neighborhood of the project has a hospital and engineering college, which could support demand in future.
- Layout analysis: The project has 80 acres of open space, with plans for developing parks within the project. There is also a provision for rain water harvesting, water treatment plant and sewage treatment plant. The project will provide a range of infrastructure elements including school, hospital, retail and commercial spaces within the campus.
- Floor height limitations: Since the project area is under BIAAPA authority, the height of the buildings are limited to G+7 floors or 25 meters height, whichever is lower. This will limit the maximum number of floors in the project. Such limitations will also lead to lower number of residents and hence lesser strain on the resources.
- Amenities: The project being an integrated township is equipped with all necessary amenities like, Swimming pool, Tennis court, Gym, Steam & Sauna, Badminton court, Multipurpose hall, Multicuisine restaurant, School, Hospital, Sports academy, Office & Commercial space etc.
