Bren Imperia is a 16 acre luxury residential project located off Harlur Road. The project is behind Shubh Enclave layout and within 2 kms from Big Bazaar and Total Mall. The site is close to two lakes in the neighborhood and has ample open spaces and green surroundings.

- Approvals status: Awaited
- Demand analysis: The Harlur area is seeing greater interest from realty developers such as Puravankara, SJR, Sobha and others. Some projects have come up on Harlur Raod, while some are concentrated on the Silver County Road. Kasavanahalli Road, Hosa Road and Kudlu have seen numerous projects and demand is stable given the proximity to Hosur Road and Electronic City, where several offices of software companies, BPO firms and other offices are located
- Floor plan design analysis (pros and cons): The 3BHK unit provides a separate living room apart from dining and kitchen space. Ventilation is good given the presence of balconies and windows. However, these factors can vary depending on the unit type and configuration.
- Layout analysis: The project’s layout will have two blocks with ample open spaces (about 80%). The apartment blocks are expected to occupy a small area with majority of spaces allocated for greenery, open spaces and amenities
- Amenities: The project has high-end amenities of a luxury development. Some of the special amenities include a 1 acre gold course, party hall, cricket practice nets, football fields, two baseketball courts, health centre, etc.
- Any drawbacks? (pollution factor? Any drainage issue? Or no good view, etc): Some interior roads may not be in good condition. However, the project’s approach road is good.
- Public feedback about the project: Customers and general public felt that the value added tax and service tax charged was higher compared to other projects.
- Special attractions of this project (USP): The main attractions include the large open space, two natural lakes nearby and spaced out apartment towers and units. The project’s location is within a calm residential neighborhood with high-end amenities. Bren also provides a German modular kitchen in apartment units.
